An Electrical Installation Condition Report (EICR) may also be referred to as an electrical safety inspection, fixed-wire test, periodic electrical inspection or, particularly for rented homes, a landlord electrical safety certificate. It was previously commonly known as a Periodic Inspection Report (PIR).

The cost of an EICR primarily depends on a few factors: the size of your property and the number of electrical circuits within your consumer unit. Larger properties or those with more circuits naturally require more time and resources, properties without a gas supply and fully electric homes often have more circuits, as do properties with outbuildings or garages with extra fuse boxes. More circuits mean a more extensive inspection, which is reflected in the cost.

We provide fixed pricing before work begins to avoid surprises. Properties with over 10 circuits incur additional charges at £15.00 Plus VAT per circuit. Be cautious of company's that price their EICR service significantly lower, as a thorough electrical inspection is crucial and should not be rushed, Meaning they often need to compromise elsewhere!

Things to consider when booking an EICR

Duration
The duration of an electrical inspection depends on the size of the property and the number of circuits that are within the consumer unit or fuse board. The more circuits there are the longer the inspection will take.
A one-bedroom property typically has 4–6 circuits, taking around 1–1.5 hours to inspect. All-electric homes may take longer due to additional circuits. Commercial properties usually have more circuits and equipment, so inspections and reports take longer.

Access
The electrician will need access to your consumer unit or fuse board, as many electrical points as reasonably possible i.e. switches, sockets, lights and other electrical fixtures. They will also need access to all parts of the property and premises so we politely ask for this to be arranged before the inspection takes place.
We also offer out-of-hours testing for an additional cost.

Disruption
Please be aware that the electric will need to be turned off throughout the duration of the appointment. If you are working from home or if it is your work premises that needs to be inspected you will need to bare this in mind and make alternative arrangements for your power source if you need it.

Report turnaround times and delivery
Your digital EICR report will normally be issued within 48 hours of the inspection. Before it is released, every report must undergo a technical review by a qualified supervisor to check the findings and ensure the report has been completed correctly. Turnaround may occasionally take slightly longer during periods of high demand. If you require the report urgently, please let us know when booking so we can confirm whether an expedited turnaround is available.

What happens if an EICR fails
If your EICR identifies defects that affect the safety of the electrical installation, it will be recorded as unsatisfactory. Each observation will be assigned a classification code based on its level of urgency—see EICR codes explained for further information.
AC1 will provide a clear quotation for any necessary remedial work for your review. There is no obligation to use AC1, and you are free to obtain quotations from other suitably qualified and registered electrical contractors.
